The Freedom Brief
The thinking behind serious property wealth.

In three decades of property, I've never met a wealthy forecaster.

1.0   The Observation
E very week, someone asks me where the market is heading. After 29 years as an agent, a developer and a qualified valuer, here is my answer. Uncertainty is always around the corner. Sound principles are what carry you through it — they are the difference between surviving the market and thriving in it.

But here is what I do know. The investors who built serious wealth didn't out-predict the market. They outlasted it.

The industry sells timing because timing is exciting. Holding is boring. Yet every long-run result I have ever valued tells the same story: the return went to whoever could stay in the asset through the flat years.

As a valuer, I watched good assets sold at the worst possible moment. Not because the property failed — because the income behind it did. Those owners didn't choose to sell. Their cash flow chose for them.

Finding

The market doesn't reward the smartest buyer. It rewards the one still holding.

2.0   Application

Buy holding power. Growth follows.

2.1

Underwrite the hold, not the purchase.

Before you sign, model the asset through a flat decade — no growth, rates one percent higher. If the numbers still hold, growth becomes a bonus, not a requirement.

2.2

Read vacancy before you read forecasts.

A tight vacancy rate is evidence. A growth forecast is opinion. Evidence pays the mortgage.

2.3

Never let one event force your hand.

One rate decision, one vacancy, one repair bill should never be able to trigger a sale. Structure the debt so it can't.

Growth is not a strategy. It is the result of one.

Cash flow first. Freedom follows.

To your freedom,

Ron Coleman
