1.0 The Signal
That gap does not close. It accumulates. As at the March quarter there were 243,900 dwellings sitting in the construction pipeline — approved, mostly funded, and not yet built. That is the highest figure on record. A record pipeline sounds like supply arriving. It is the opposite. It is supply that cannot get out.
Finished roofs. The only kind that houses anyone.

2.0 The Numbers
An approval is a council document. A completion is a roof someone can rent. The distance between the two is where this market actually lives. These are the latest figures.
Source: ABS dwelling completions, March quarter 2026, and building approvals, year to June 2026 (released 30 July); Master Builders Australia end-of-financial-year report, 30 July 2026; Cordell Construction Cost Index, June quarter 2026; SQM Research vacancy report, July 2026. Queensland is one of the two states furthest behind the target. It is also one of the states people keep moving to. Brisbane vacancy has been sitting below 1 per cent while the national figure is 1.3, and balanced is 2.5 to 3.5. The reason the pipeline is stuck is not complicated. Building costs rose 2.8 per cent in the year to June, and 1.0 per cent in the June quarter alone. Labour is short. Finance is dear. A project that stacked up on paper two years ago does not stack up on today’s costs, so it stays on paper. This is why supply lag is years and the rent response is months. A home approved in June does not house anybody this year, or likely next. The people who need somewhere to live have already arrived.
So the test does not change. Does the asset pay for itself at today’s lending rates — the rate the bank actually charges, not the cash rate? Finished, tenanted stock answers that question now. A record pipeline does not answer it at all. The Reserve Bank held at 4.35 per cent on 11 August and meets again on 28 and 29 September. Whatever it decides then moves the price side of the market. It does not pour a slab, and it does not find a carpenter. If you want a second pair of eyes on your numbers, the booking link is below.

Because in the end, this was never really about property. It is about freedom. Property is simply the vehicle, and while supply stays this far behind demand, it remains the most dependable one we have. The commentary will keep churning. The fundamentals underneath have not moved. Bricks and mortar keep paying the income, building the equity and funding the life you actually want. The people who keep building quietly through the noise are the ones who end up free.
