The numbers don't lie. The market runs on one law: when more people need a home than there are homes available, prices and rents rise. No editorial has ever repealed it. The media sells the fear. Supply and demand set the price.
Every new frame chips away at the shortage. We need thousands more of them.

2.0 The Numbers
Set the headlines aside and look at the scoreboard. What the country needs against what it is actually getting. These are the latest official figures.
Source: NHSAC State of the Housing System 2026, ABS Building Activity March 2026, Cotality. Accord annual target 240,000. Shortfall is the Council's pre-conflict estimate; it flags further downside risk. And the demand side is not slowing down. Net overseas migration has averaged around 400,000 people a year for the past three years. Set that against 155,000 net new homes a year and the maths does itself. Rents are soaring. At 1.6 per cent vacancy they have nowhere to go but up, and the government's own policies are feeding it. Push investors out of established stock and you shrink the rental pool. We watched this exact play run last time. Landlords sold, rents jumped, and the tenants the policy was meant to protect paid the bill. This time will be no different. The pipeline behind it is jammed too. Nearly 244,000 dwellings sit under construction, held back by labour shortages and construction costs. The Council itself says the 1.2 million target will not be met until September 2030 at the earliest. A start is not a home. A headline is not a home either.
This is why I do not trade on sentiment. The people who waited through the last three years of frightening headlines paid more for less. The people who read the scoreboard bought assets that pay them every week. The media cannot change the laws of supply and demand. It can only change how you feel about them. Your job is to read the numbers before you read the mood.

Because in the end, this was never really about property. It is about freedom. Property is simply the vehicle, and while supply stays this far behind demand, it remains the most dependable one we have. The commentary will keep churning. The fundamentals underneath have not moved. Bricks and mortar keep paying the income, building the equity and funding the life you actually want. The people who keep building quietly through the noise are the ones who end up free.
